Commission approves a change to the zoning ordinance in county
WILLMAR -- A proposed change to the Kandiyohi County zoning ordinance would give some rural landowners greater flexibility in subdividing land by allowing smaller lot size without increasing the total housing density.
The change, which was approved Monday by the county planning commission, goes to the Kandiyohi County Commissioners on Feb. 21 for final action.
Currently, four residential lots are allowed on a 40-acre parcel of land zoned as A-2 general agriculture and resource management. In those districts, each lot is required to be at least 10 acres.
The proposed change would allow the lots to be as small as 2½ acres, said Gary Geer, planning and zoning administrator.
Even though the lots could be smaller, the number of lots in a 40-acre parcel would still be limited to four.
The new zoning would primarily affect rural areas in the northern half of Kandiyohi County.
Under the current ordinance, Geer said there are times when a landowner has to forfeit tillable farmland in order to meet the 10-acre minimum size for the residential lot. By changing the minimum size to 2½ acres, Geer said there will be "greater flexibility" for subdividing land without changing the total density of residents on a 40-acre parcel.
The Commission also approved a conditional use permit for Cecil Meyer, who intends to market a home and land zoned A-2 general agriculture in Colfax Township for short-term "executive stays" and recreational uses.
A house on the site will be rented for stays of one day to one week, according to Meyer.
The facility could also be rented for reunions and weddings.
Several commissioners who had viewed the property said the secluded wooded hills would make a good location for such an enterprise. The only condition the commission placed on the permit was that no on-road parking be allowed.
Approval was also given for a preliminary plat for Patrick McBroom for three lots in a commercial/industrial district in Green Lake Township.
