NOTICE OF MORTGAGE FORECLOSURE SALE Date: April 5, 2023 1. A default has occurred in the conditions of that certain mortgage executed by Pablo C. Bender, a single person, as mortgagor, in favor of Mortgage Electronic Registration Systems, Inc. (“MERS”), as nominee for Bremer Bank, National Association, a national banking association, MIN: 1000739-0000008665-3 (“Bremer”), as mortgagee, dated January 11, 2018, and recorded on January 17, 2018, as Document No. 648145, as modified by that certain loan modification agreement, dated November 4, 2021, and recorded on March 9, 2022, as Document No. 685795, as assigned to Bremer, by MERS, pursuant to that certain assignment of mortgage dated March 7, 2023, and recorded on March 20, 2023, as Document No. 693599, all in the Office of the County Recorder in and for Kandiyohi County, Minnesota (collectively, “Mortgage”).
